Photographs and a rough area are enough to start a conversation. For anything real we will come out, sound the deck, test moisture and scope it properly.

Call is fastest.
If you have water coming through a slab, call rather than email — we can usually tell you over the phone whether you are looking at a joint, a membrane or a structural problem, and how urgent it is.
For quotes and specifications, email works well. Photographs of the affected area, an approximate square footage, and a note about how much of the space you can afford to take out of service are enough for us to come back with something useful.

What to send
Four things that speed this up.
Photographs — the affected area, plus a wider shot for context. If there is staining on a ceiling below, photograph that too.
Approximate area — square footage, or the number of parking stalls, or level dimensions. It does not need to be exact.
Your constraint — how much of the space can be closed, and when. This shapes the price more than most people expect.
Any history — previous repairs, when the last coating went on, and your depreciation report section if you have one.
