A different corrosion mechanism
Victoria sees far less de-icing salt than the mainland, so the chloride-driven corrosion that dominates North Shore parkades is less of a factor. What takes its place is carbonation: atmospheric carbon dioxide slowly reacting with the concrete and dropping its pH until the reinforcing steel is no longer passivated.
Carbonation is slower and more uniform than chloride attack, which makes it easier to miss until it is widespread. It also means the useful intervention is different — a coating that restricts carbon dioxide ingress buys a carbonating slab real time, whereas the priority on a chloride-loaded deck is keeping water out.
The other Victoria factor is simply how damp it stays. Slabs dry slowly, which affects both moisture readings and cure windows, so we build more realistic drying time into island schedules than we would in Kamloops.

You are based in North Vancouver. How does Island work actually run?
We mobilise to the Island for projects that justify it, which means we plan a Victoria job around a continuous work window rather than day trips. Practically that favours larger scopes — a full parkade, a commercial floor, a multi-building strata programme — over a half-day repair. We will tell you plainly if a job is too small to make sense from here rather than quoting a number that carries the travel.
Does the milder Island climate change the specification?
Somewhat. Less freeze-thaw than the mainland, which is easier on concrete, but more sustained damp and, on waterfront properties, marine chlorides in the air. Sustained damp narrows installation windows and encourages organic growth on shaded decks. Marine exposure pushes attention back to the concrete condition, because chlorides corrode reinforcing steel regardless of how they arrive.
Do you work across the whole Capital Regional District?
Yes — Victoria, Saanich, Oak Bay, Esquimalt, Langford, Colwood, View Royal, Sidney and the surrounding municipalities. Since a mobilisation covers the region, clients with buildings in more than one municipality are worth scheduling together.

Capital Regional District strata corporations were in the first deadline group, so most reports are now in hand, and a great many of them flag parkade membranes. Being on the list is not being behind — what matters is whether the council has scoped the work. Councils that get a condition assessment done early get better pricing and better crews than those tendering at the last minute alongside everyone else.
