A sample of recent projects, with the constraint that actually shaped each one. Most of our work is on occupied buildings, which is usually the harder problem.
Projects
Every one of these was delivered without taking the building out of service. That constraint is the reason the scopes look the way they do.
Mechanical roomBroadcast-textured traffic coating across a working mechanical room, carried up onto the equipment plinths and terminated at the wall bases and around every pipe penetration, with the plant left in place throughout.
A failed ramp membrane on a live hotel, where closing valet access during the day was never an option. Worked overnight in phases, with the ramp handed back operational every morning.
The largest phased project we have delivered: membrane replacement and structural repair across four levels of an occupied parkade, with no full closure at any point.
High-build epoxy over a slab with elevated vapour transmission on the Fraser delta. Moisture readings drove the specification to a vapour-tolerant build before anything was ordered.
Exposed roof deck taking salt air off the inlet. Specified as a fully aliphatic build to hold colour under ultraviolet and resist chloride ingress.
De-icing salt and eighty-plus freeze–thaw cycles a season. Detailed for movement first: a membrane that stays flexible cold, with every joint and termination reworked.
Membrane replacement across a hotel parkade kept fully operational throughout, sequenced around occupancy so guest parking was never unavailable.
Head officeAn office fit-out where one floor runs from the glazed office corridor through open-plan desking and into the staff cafeteria. A single continuous surface across three very different rooms, which is what keeps a large floor plate reading as one space instead of a patchwork of finishes.
Parts and serviceA parts and service floor carrying racking, workbenches and daily pallet movement. Aisles and keep-clear zones are set out in line marking over the coating, so the traffic plan survives cleaning and wear rather than lifting at the edges.
Maple RidgeA service area floor coated during a live refurbishment, with the ceiling grid still open and the building still running. The base is coved up the wall rather than finished against a separate skirting, so there is no joint at the floor-to-wall junction for water or cleaning chemistry to work behind.
