Burnaby has a large stock of four-and-five level commercial and residential parkades, which is where phasing stops being a convenience and becomes the whole problem. Our largest project to date is a Burnaby parkade of 50,000 ft² across four levels, delivered in four phases without ever closing the structure completely.
That kind of scope lives or dies on sequencing: which levels can be down at once, how traffic moves between them while one is out, where the material and the equipment stage, and how residents find out what is happening and when. We write all of that into the scope rather than working it out on site.
Burnaby's other common job is structural repair on soffits and columns in older parkades, where thirty years of chloride exposure has reached the steel. That work is quoted separately from waterproofing so you can see what is repair and what is prevention.
