Flat land near the river behaves like Richmond

The industrial land in Maple Ridge and Pitt Meadows sits on Fraser floodplain, and slabs on grade there behave much the way Richmond's do: groundwater is close, vapour moves up through the concrete continuously, and a coating that cannot handle that lifts off in blisters within a year or two.
So the first thing we do on flat-land jobs here is measure, not assume. Relative humidity probes in the slab tell us whether a standard primer is viable or whether the job needs a vapour-tolerant build. Pricing that in at the start is far cheaper than discovering it after the floor has been installed once.
Higher up the slope the picture changes completely — newer multi-family construction with suspended parkade slabs, where the issue is not groundwater but ordinary membrane life and the quality of the original detailing at curbs, drains and joints.

Two different towns, two different slabs
Maple Ridge is not one substrate problem, it is two. The flat ground along the Fraser through Albion and the Maple Meadows business park behaves like the rest of the valley floor: alluvial soil, a seasonally high water table, and slabs that carry more vapour than their surface appearance suggests. Up the hill through Silver Valley and the benches above Haney the ground firms up and drains, and the moisture picture changes completely.
That matters because the same specification cannot be right in both places. On the flats, a coating goes down after an in-situ relative humidity test tells us what the slab is actually doing, and often over a moisture-tolerant build-up. On the higher ground the constraint is usually the age and condition of the slab rather than water moving through it.
Rainfall is the other local variable worth naming. The eastern end of the valley collects noticeably more of it than the North Shore or Richmond, and for exposed decks, walkways and loading aprons that means longer wet periods, slower drying windows between coats, and a shorter usable season for exterior work. We would rather move an exterior installation than force it into a week the weather will not support.
The building stock
Light industrial, workshops and a growing strata core
Maple Ridge has less of the multi-level parkade stock that dominates Burnaby or the North Shore, and more single-storey light industrial: trade shops, storage, fabrication and vehicle work through the Maple Meadows and Albion industrial areas. Those floors fail differently from a warehouse. A vehicle workshop floor is attacked by tyre plasticiser migration and point loading from hoists and jacks, not by aisle abrasion, and a manufacturing floor is usually decided by whatever the process drops on it.
The town centre around Haney is the part that is changing fastest. New mid-rise around the civic core and along Lougheed brings the first real wave of strata parkades into a market that has not historically had many, and those buildings will reach their first membrane cycle together. Older commercial slabs through Haney are the third category: often previously coated, sometimes more than once, and needing honest assessment of what has to come off before anything new goes on. Coating over a failed bond buys a season, not a decade.

We are outside the core. Does that change what a project costs?
Travel is a real component on smaller jobs, so a half-day repair in Maple Ridge carries more mobilisation cost proportionally than the same repair downtown. On a full parkade or a warehouse floor the mobilisation is a small share of the total and location barely matters. If you have several small items, batching them into one visit is the difference worth knowing about.
Our building backs onto trees and stays damp. Does that affect the deck?
Yes. Decks that stay shaded and damp dry more slowly, which narrows installation windows and, over time, encourages moss and organic growth that holds moisture against the surface. It also means ponding water sits longer. Where drainage falls are inadequate we would rather correct them than install a membrane that spends its life underwater.
What about the industrial buildings along the river?
Standard industrial floor work — epoxy and urethane build-ups specified around what the floor actually takes. The riverside locations sometimes carry higher slab moisture, so the in-situ humidity test matters there more than it does on a dry inland site.
