The industrial land in Maple Ridge and Pitt Meadows sits on Fraser floodplain, and slabs on grade there behave much the way Richmond's do: groundwater is close, vapour moves up through the concrete continuously, and a coating that cannot handle that lifts off in blisters within a year or two.
So the first thing we do on flat-land jobs here is measure, not assume. Relative humidity probes in the slab tell us whether a standard primer is viable or whether the job needs a vapour-tolerant build. Pricing that in at the start is far cheaper than discovering it after the floor has been installed once.
Higher up the slope the picture changes completely — newer multi-family construction with suspended parkade slabs, where the issue is not groundwater but ordinary membrane life and the quality of the original detailing at curbs, drains and joints.
