Business park warehouses and airport hangars

Much of Pitt Meadows’ newest industrial floor area is in Golden Ears Business Park, along Airport Way beside Pitt Meadows Regional Airport, where large warehouse and light-industrial buildings have gone up. The airport itself carries hangars and aviation workshops.

Hangar floors are their own specification: fuel and hydraulic fluid, aircraft tyres turning on the spot, and a floor that has to stay light and easy to inspect for leaks and dropped parts. We have coated and line-marked hangar and engine-shop floors in Richmond, at MTU Maintenance Canada and BCIT’s aerospace campus, and the same thinking applies here.

New business-park buildings mean young slabs, and young slabs carry moisture. A moisture test before the floor is coated is cheaper than a floor that lifts in its first year.

Floodplain ground behind the dikes

Much of Pitt Meadows lies on the floodplain of the Fraser and Pitt rivers, protected by dikes, with farmland — blueberries and cranberries among it — across a large part of the city. Slabs on grade on that ground can sit close to the water table, and vapour rising through the concrete is what blisters a coating from below.

So the order of work here is fixed: test the slab, then choose the system. Where the reading is high, a vapour-tolerant primer or a system designed for damp concrete is the real specification, whatever is chosen for the wearing surface.

Farm buildings and agricultural processing put a different duty on a floor again — wash-down, fertiliser and steel wheels — and usually point toward a urethane cement or mortar rather than a thin coating.

Warehouses, hangars and farm buildings

The floors we are asked about in Pitt Meadows are mostly warehouse and distribution floors in the business park, hangar and aviation-shop floors at the airport, and agricultural buildings on the farmland. Each starts with the same two questions: what runs on the floor, and what the slab’s moisture reading is.

What floor suits an aircraft hangar?

A chemical-resistant epoxy or urethane system that stands up to fuel, hydraulic fluid and de-icing products, in a light colour that makes leaks and dropped parts easy to see, with line marking for parking positions and walkways. Tyre turning loads decide the thickness. We have done this work in Richmond, including urethane line marking at BCIT’s aerospace campus.

Our new unit in the business park was handed over as bare concrete. Can it be coated straight away?

Not until two things are checked. If a curing compound or sealer was used, it has to be ground off before a coating will bond, and the slab has to pass a moisture test, which a young slab often will not. We test, prepare the surface and then recommend a system.

Does the high water table here affect floors?

It can. On floodplain ground, moisture comes up through slabs on grade and pushes against the coating from below, which shows up as blisters and lifting. That is why we test before we specify, and use a vapour-tolerant primer or a damp-tolerant system where the reading calls for it.
